Real estate lawyers need practice management software that handles repeatable transactions at a fixed price, holds client deposits in trust with a clear ledger per client, reconciles that trust account against the bank, and produces documents from templates for signature by several parties.

LawAOS supports this with a flat fee arrangement per matter, one trust ledger per client with deposits that start Uncleared until a person marks them Cleared, and a guided three-way reconciliation that compares the bank statement balance, the book balance and the sum of client ledgers. Document templates fill {{variable}} fields from a form, and built-in e-signatures send documents to several signers in order or in parallel.

The closing workflow itself stays with the firm's usual tools: LawAOS has no closing-disclosure preparation and no title or registry integrations.

Deposits and completion funds pass through trust. In LawAOS a deposit is recorded against the client's ledger and starts Uncleared. The database refuses any drawdown, fee or transfer larger than that client's cleared balance, so a ledger cannot go overdrawn. Postings cannot be edited or deleted, and a client-to-client transfer writes both sides in one transaction.

At reconciliation a person enters the statement closing balance. The database computes the book balance, the client ledger total and the difference, and gives a verdict of Balanced or a discrepancy. Filed reconciliations are append-only, and the accounting page shows the same check as a report with findings, a signature line and CSV export.

Parties on the matter
Buyers, sellers, lenders and agents are recorded as matter parties with their roles, and conflict checks search matter parties as well as clients.
Several signers
Signers get capacity labels such as Client, Attorney, Witness or Notary, and each executed PDF carries a certificate of completion with SHA-256 hashes.
Fees shared by payers
Split billing allocates one invoice across several payers by percentage when costs are shared.

A firm-built matter template sets stages, workstreams, starter tasks, folders and documents for each transaction type.
